Herga Refurb Update 31 May 2023

We hope you are well and enjoying the good weather.

We thought we write to you to give an update as to the refurbishments.

We have been constantly liaising with our surveyor Paul, Sweetings, and of course with the contractor Chris of Mulberry. Needless to say, they have been some issues with the contractors, which have invariably caused frustrations but everything is now expected to move and progress well. Please note that 80% of the work has been completed already. We are now closer to the finishing line.

You all will appreciate that all decisions are made and carried out with the agreement of Sweetings, Paul, and the contractor. HCLA is consulted on all crucial matters and we always point out as well as the leaseholder’s concerns and complaints and ensure they are addressed.

As with all large projects, there are always issues to do with timing and standard of work, some of you will remember the problems we experienced when external refurbishment was carried out. Unfortunately, it would seem that these issues are common with a project of this size.

With this in mind, HCLA has worked tirelessly week in, and week out to ensure we try and minimise the issues, working with Philip Sweeting our managing agent, and the Surveyor. Some residents have been very vocal in their dissatisfaction regarding most aspects of this project which has created issues generally.

  • Letter boxes- The report given to the managing agent by the fire prevention officer allowed the original letter boxes to remain as long as they have a back plate in position.

 

  • Walls – The type of paint chosen specifically for the wall covering is wipeable according to our surveyor. Unfortunately, people are not taking enough care when bringing carrier bags, boxes, suitcases, etc when using the staircase. This became evident within a matter of days after the walls were painted, and marks were appearing.

 

  • Original flat doors – We have informed you in our previous updates that all original flat doors will be sanded down to an agreed surface. The sanding of all original flat doors is in progress, and as expected has a great deal of dust which will be removed as part of the overall cleaning mentioned below. A photo of flat door 3 was attached as a sample of what the flat doors should look like after sanding, which brings out all the beautiful original markings in the wood, the doors will have gloss varnished applied. This will create a light shine that will complement the wood and its markings.

 

  • Flat door numbers – The numbers were chosen by both the surveyor and the managing agent to create a uniform effect throughout and are in keeping with the surroundings. Let us not forget that HCLA together with the managing agent also wants what looks good for the style of Herga Court.

 

  • Snagging – At the moment the surveyor is attending 2-3 times a week to check on the progress of the snagging programme.

 

  • Carpet – We have been informed that the carpets are in the contractor’s warehouse waiting to be laid. This will not take place until snagging, varnishing of the doors, and full cleaning of each block including the light fittings.

 

AGM

Unfortunately, it has become necessary to find an alternative venue as the chosen venue is unavailable due to unforeseen circumstances. Therefore with the school holidays so close to our original date, we will be holding our AGM in mid-September to allow the holiday period to be finished and enable as many residents as possible to attend.

  • Any leaseholders considering letting out their flats need to contact the managing agent, Sweetings who are the representatives of the freeholder to seek approval.
